Shared-property parking

Everyone can tell whether a car belongs. Nobody learns who anyone is.

Lotwell is parking for shared property. Reserved, community, and visitor stalls in one place, for homeowner associations, condo associations, and property managers.

The Lotwell lot map: reserved, community, and visitor stalls, with open and flagged bays marked.

How it works

The placard lives on the stall.

A tap gives a verdict. No decal on the car, no plate lookup, no app for the guest.

  1. 01

    A placard on every stall

Each stall gets a printed placard with an NFC tag and a QR code. Placards come with every plan.

  2. 02

    Tap or scan

Hold a phone to the placard, or scan the code below the stall number.

  3. 03

    One answer

Is this car allowed in this stall right now. That is the whole question, and the whole answer.

Who it's for

One lot, three views.

The owner's Visitors screen: visitor nights used this month, an active pass, and the visitor log.

Owners

Your stall, your visitors

Claim your unit with a code from the board. Register your vehicles, send a visitor a pass, and lend your stall while you are away.

The board's Terms screen: assignments ending soon, unassigned stalls, the waitlist, and the basis of each assignment.

The board

Terms, waitlist, and rules

See which assignments are ending, reassign from the waitlist, and set the limits. Rules are versioned, so a note is judged by the rules in force when it was filed.

The gate's Check a stall screen: hold the phone to the placard, or scan the code.

The front gate

Check a stall, file a note

No personal account. The board creates a device link that expires, and it opens on whatever phone walks the lot. Pull the link and the phone is out.

Privacy

Private by construction.

Most parking enforcement starts by looking up who owns the car. Lotwell is built so it can't.

Units
Units are labels like 14 or 15A. The unit list has no names in it.
Plates
Plates are stored as a one way hash. Neighbors and the board can see that a stall holds a registered car, never which car or whose.
The gate
A tap answers one question. Names, units, and contact details never load on the gate's screen.
The board
Reading one unit's history takes a second board member's approval and writes a line in the audit log.

Pricing

The board pays. Residents never pay.

The app sells nothing. NFC and QR placards are in every plan.
